For private and hard money lenders
Real estate investors ask AI who will fund their next deal. Most lender sites give it nothing to quote.
An investor with a property under contract and a short closing window asks an assistant which lenders fund fix and flip, bridge or rental loans in their state. Found in AI tracks those questions and shows which lenders are named, which loan programs and states the answers mention, and what your site leaves unsaid.

Lenders active in Texas include Competitor A, which lists its experience requirements, and Competitor C, which funds rehab costs in draws.

Private lending is fast and relationship driven, but the first contact increasingly starts with a question to an AI tool. An investor wants to know who lends in a specific state, on a specific property type, to someone with their level of experience. The answer names lenders whose sites state those things clearly, and leaves out the many that only say fast closings and competitive terms.
The details that matter are the ones investors filter on: the states you lend in, the loan programs you offer, the property types you finance, how rehab funds are released, and what experience or documentation you expect. These can be described without quoting rates, and they are what lets an assistant decide you fit the question.
Investor education is a second path in. Questions about how a DSCR loan works, how draws are inspected or what happens if a project runs over schedule are common, and the lenders who answer them clearly are the ones assistants learn to cite. Most lender sites have a blog with a handful of generic posts or none at all.

What AI tools can use
Content that answers the questions in your trade.
We cannot decide what an AI tool says. What you can control is whether your website answers your customers' questions clearly. These are the kinds of pages that do.
- 01
States and property types, listed
Say exactly which states you lend in and which property types you finance, with a page per state if you can. Investors ask by state, and vague coverage loses the match.
- 02
Programs described by how they work
Explain each loan program in terms of process: how it is underwritten, how funds are released and what the borrower provides. Process can be described without quoting terms.
- 03
The draw process, step by step
Describe how rehab draws are requested, inspected and paid. It is one of the most asked questions among investors and few lenders explain it.
- 04
Investor guides with real depth
Write guides to DSCR, bridge and construction lending for investors at different stages. Educational answers name the sources they learned from.
Gaps
Where a competitor was named and you were not.
Every report lists these gaps, with an idea for what to publish to answer each question.
Questions about private lenders
We get most deals from brokers. Does this matter?
Brokers and investors both research lenders, and AI answers are becoming part of that research. We show which lenders are named in your states so you can see where you are missing.
Can we track questions for each state we lend in?
Yes. Adding the state to a question is how most lenders set them up, and you can change the list as your coverage changes.
Can you guarantee investors find us through AI tools?
No. No one can guarantee what an AI tool says. We measure where you appear each month and show which program and state pages would close the gaps.
Do we have to publish our rates?
No. Most of the useful content is about process, coverage and requirements, which you can describe without publishing pricing.
